However, if your roof is nearing the 20-year mark, showing widespread granule loss, or has multiple active leaks, pouring money into endless patch jobs is a bad investment.
How often does tile roof underlayment need to be replaced in Arizona?
Here in the Valley, this is the number one issue we see. While the concrete or clay tiles on your roof can easily last 50 years, the felt underlayment beneath them takes an absolute beating from the intense Arizona heat. Typically, traditional tar paper underlayment dries out, turns brittle, and needs to be replaced every 15 to 20 years. If your Surprise home was built in the early 2000s and hasn’t had an underlayment replacement, you are currently in the danger zone for major monsoon leaks.
Can you put a new roof over my old one (Overlay)?
While building codes sometimes allow a second layer of asphalt shingles, we highly advise against it in Arizona. Nailing a new roof over an old one traps massive amounts of heat, baking the shingles from both sides and instantly voiding most manufacturer warranties. Plus, it adds thousands of pounds of unnecessary weight to your home’s structure and hides rotting wood underneath.
Do I need a City of Surprise permit for a tile lift-and-relay or shingle re-roof?
Yes, the City of Surprise requires a permit for roof replacement work, and most lift-and-relay underlayment jobs fall under that requirement. We pull the permit, schedule the required inspections, and handle the paperwork as part of the job. The permit process protects you: it verifies the work was done to code and creates a record that’s useful at resale. If a contractor offers to do a re-roof without pulling a permit (sometimes framed as “saving you the permit fee”), that’s a hard no. Will my insurance cover my roof replacement?
It depends heavily on what caused the damage. But, if the roof is just old and failing due to normal sun exposure and wear-and-tear, insurance won’t foot the bill.
